How Many Times Can a Wood Floor Be Sanded?
It’s one of the first questions we get asked on an older floor, and understandably so — nobody wants to invest in sanding and refinishing only to find out a few years later there’s nothing left to sand. The honest answer depends on what kind of floor you have, and it’s not something we’d want to guess at over the phone.
In most cases, a solid wood floor can be sanded several times over its lifetime, while an engineered floor may only allow one or two professional sands depending on the thickness of its wear layer. The only reliable way to know for sure is to assess the remaining wood before sanding begins — not estimate it from age or appearance alone.

Solid wood floors
A solid wood floor is timber all the way through, so in practical terms it can usually be sanded many times over its life — the real limit isn’t a fixed number, it’s how much wood remains above the tongue and groove, and whether old nail heads or fixings have been driven down close to the surface over the years. A floor that’s been sanded heavily in the past, or one with shallow boards to begin with, needs checking in person rather than assuming it’ll take another full sand.
This matters more on some floors than others. Original Victorian pine boards, for instance, are often narrower and shallower than modern replacement timber, and may already have been sanded several times over the decades before you ever saw the floor. Reclaimed timber can vary board to board depending on where it came from. In all these cases, remaining depth — not the floor’s age or how worn it looks — is what actually determines whether another sand is safe.
The same principle applies to parquet flooring. Although parquet blocks are usually solid timber rather than engineered, their remaining thickness still needs checking before another full sand, particularly on older parquet that may already have been through several restorations.
Engineered wood floors
Engineered floors are different. They have a solid wood “wear layer” bonded to a plywood or composite core, and that wear layer is what actually gets sanded — the core underneath isn’t designed to be touched. As a rough guide, a wear layer of around 2mm is usually good for one light professional sand, 3mm gives a bit more safety margin, and 4mm or thicker can often be sanded more than once over the floor’s lifetime. Below roughly 2mm, sanding generally isn’t recommended, since there’s a real risk of cutting into the core. Because wear layer thickness varies so much between products and isn’t always obvious just by looking at a floor, this is one of those things well worth having assessed on site rather than estimated from a spec sheet or a guess. How we assess it
Before recommending a full sand on an engineered floor, we check the wear layer depth in an inconspicuous spot and look at the overall condition of the boards. For solid wood and parquet floors, it’s about checking remaining board or block depth and how the floor has fared through any previous sands. Either way, it’s a five-minute check that avoids an expensive mistake.
Recoating instead of a full sand
Not every tired-looking floor needs a full resand. A screen and recoat — a light abrasion of the existing finish followed by a fresh coat — refreshes the surface without removing significant wood, and it’s often the right call between full sands on both solid and engineered floors.
